Rental Investment in Spain

For some property buyers rental investment in Spain is the main reason for purchase. In these cases we advise on the best locations, depending on whether they want short or long term rentals. Others only make their properties available for rent when they are not using them. Either way, if rental income is a factor it will influence the locations and type of property we suggest. Get the location and property right and you have some of the highest occupancy rates in Europe. As well as the prime coastal locations for high season lettings, there is strong year-round demand in cities such as Barcelona, Valencia and Málaga. In addition, high quality properties in the countryside are popular throughout the year. Get it wrong, even by just a few kilometres, and your rental investment in Spain may not show much return.

Why Spain?

In 2015 Spain overtook the United States to become the second most-visited country in the world and has held on to that position since.  Only France has more international visitors and Spain is closing the gap.  2018 was another all-time record with just over 82 million foreign visitors, up from 59m a decade ago and every month in 2019 so far has been up on 2018.  Official figures show that 35% of overseas tourists do not stay in hotels. So, the demand for private rentals has never been higher. It’s become very clear in recent years that the highest demand is for the best quality in prime locations. The Legal Issues

We also advise buyers about how to rent their property legally. You must have a license for short term holiday lets to tourists in Spain and there are big fines for non-compliance. This is special. Walking distance to Gaucín, one of the best known of Andalucía’s white villages, a traditional country house in 15 acres of woodland. The perfect base for relaxing or for activity holidays, walking, hiking, cycling etc. Great locations for birdwatching, with eagles, vultures and kestrels overhead and star-gazing in Andalucía’s dark skies. Amazing views to the Sierra Crestellina, Gaucín’s castle and surrounding countryside. The heated swimming pool is probably the most photographed in Andalucía.

El Madroñal

El Madroñal

Situated in the hills behind San Pedro de Alcántara, La Sorpresa is a perfect blend of tradional and ultra-modern.  Wonderful mountain and sea-views, south facing terraces with a 13m infinity pool, underfloor heating & cooling, automatic humidity control, elevator and extra-wide doors, steam room and gym, nothing has been forgotten.  One of the best houses on the Costa del Sol.

La Herradura

La Herradura

Stylish modern house with wonderful sea views and walking distance to the beach, shops and restaurants in La Herradura.  Situated in an elevated position on the Punta de la Mona peninsula and close to Marina del Este.  Available as two apartments each with three bedrooms or can be combined to make a 6 bedroom house to sleep 12 in luxurious comfort.  Huge sun terraces and 9 metre pool.  An easy walk to this lovely beach, lots of places to eat.

Completely renovated town house in one of the prettiest streets in Marbella’s Old Town or casco histórico to give it its proper name.  Very peaceful location but only a few steps from all the bustle of the Old Town.  Two bedrooms (sleeps six) two bathrooms, large living area and kitchen.  A walled courtyard at ground floor level plus a roof terrace for all day sun, winter and summer.

What used to be a 100 year old farmer’s cottage is now a newly buit four bedroom house on 3000m² land with 10m x 5m swimming pool and panoramic views towards the Sierra Nevada.  Can sleep 8 but a maximum of 6 is preferred.  Open plan living room and fully equipped modern kitchen.  Air conditioning and heating plus open fireplace in living room.  Excellent location just 5 minutes from Iznájar village and 50 minutes from both Málaga and Granada airports.

Sleeps 12/14 in six bedrooms so ideal for large parties or two families sharing.  4000m² fully fenced gardens with streams, plus swimming pool and jacuzzi.  Perfect rural location, quiet and secluded but not isolated, very good access on tarmac road and only one hour from Málaga airport.
