Andalucía is the largest autonomous region in Spain, about 87,000 square kilometres in total, with 900kms of coastline, some of the highest mountain peaks in Europe in the Sierra Nevada and great cities such as Seville, Granada and Córdoba. The 150kms of the Costa del Sol has more golf courses than anywhere else in Europe while the Atlantic coastline of the Costa de la Luz has stunning breaches and at Tarifa, one of the world’s top wind and kite surfing destinations. But it is the sheer size of the region and the diversity of climate and terrain that can make finding the right property in Andalucía something of a challenge and that is where The Property Finders come in.

Throughout the region the long summers are hot and dry but in winter conditions can vary from very mild on the coast to snowy mountains inland. For example, the ski resort near Granada is often one of the first in Europe to open for the season so that should be a good clue to the severity of the winter climate in the part of Andalucía influenced by the Sierra Nevada and there can be as much as 6 degrees Celsius (10 degrees Fahrenheit) difference in daytime temperatures between the Mediterranean and Atlantic coasts in winter. So if you intend spending some of the winter months in Andalucía you need to choose your location and property with care. Too many people buy a property in July only to find that the winter climate is not what they were expecting. Property buyers now understand that Andalucía is so much more than beach and golf. During the last ten years Andalucía has been one of the main beneficiaries in Spain of E.U. and regional government funding to improve infrastructure and the impact on the property market is very noticeable; as access to an area improves, property prices always rise. But changes in property markets are driven by multiple factors and in Andalucía these would include:
  • Property prices and density levels in the prime coastal areas of the Costa del Sol has encouraged those looking for a coastal property to consider other options, e.g. the Costa de la Luz and the Costa Tropical. However, future property development on the Costa del Sol is set to slow dramatically as planning regulations are tightened following the Marbella Town Hall debacle and although parts of this coast are ruined the best bits are still very good indeed’. If you know where to look it is still possible to find quiet, sandy beaches within 5kms of Marbella and San Pedro.’
  • In addition to the main airport at Málaga, Andalucía has four excellent regional airports, Seville, Jerez, Granada and Almería, to which low-cost airlines are increasing flight frequency from a number of UK, Irish and European destinations. From June 2010 Málaga is Ryanair’s new Spanish hub, serving around 40 destinations throughout Europe and North Africa and the direct Málaga to JFK New York service on Delta is reinstated in May 2010. The new passenger terminal at Malaga opens in 2010 and the second runway should be operational in 2011, doubling the airport’s capacity to over 20 million passengers annually.
  • There can hardly be a road in Andalucía that hasn’t already been upgraded or is scheduled for improvement soon and the region’s motorway network is excellent. Investment in high-speed rail services (AVE) is continuing across Spain and by 2013 there will be about 1,100kms of high-speed lines in operation in Andalucía alone, with all provincial capitals linked. The Málaga-Madrid and Málaga-Barcelona routes continue to attract passenger away from the airlines and work is advancing on the Antequera to Ronda and Antequera to Granada sections.
  • The regenerated centres of Andalucía’s historic cities, e.g. Seville and Granada, are great locations for the property buyer looking for an urban setting with some of the best street life in Europe. The first line of Seville’s new metro system is now open and construction is progressing on the systems in Málaga and Granada. Andalucía’s most ambitious project ever, the 50km rail link between Málaga and Estepona, 90% of it underground, has moved beyond the planning stage with the first tunnelling contracts awarded in 2009.
